Parking combines everything concrete dislikes: weight, turning tires, oil and water.

The system seals the concrete pores and leaves a texture made for tires and wet shoes.

How it’s done
Five steps, no surprises
In condos and buildings the parking area cannot close all at once. The work is split into sectors so vehicles can be relocated in turns, and the calendar is agreed with management at the assessment, which is free of charge.

Site visit, measurements and concrete tests: moisture, pH and surface profile.

System, finish and a physical sample for you to approve.

Mechanical grinding or polishing, and crack repair.

When can cars come back in?
Vehicle traffic opens 48 hours after the final coat; foot traffic at 24. Typical installation takes 3 to 5 business days per sector, depending on area and weather.
Does it work on ramps?
Yes. On ramps we use the flake system for its slip-resistant texture. Slope, drainage and rain exposure are reviewed at the assessment to define the seal coat.
Is line striping included?
Stall lines, arrows and numbering are coordinated with you as part of the project. The scope is defined at the assessment and itemized in the quote.
How is the work organized in a condo with residents?
By sector. We agree with management which stalls are cleared in each stage and for how many days, so residents get advance notice. The products are zero VOC and virtually odorless, which matters in enclosed basements.
